Wellington County has seen a slight uptick in average price and unit sales in January, compared to the same period of the previous year, but on a whole, the number of sales compared to new listings coming on the market decreased a bit. This is the result of a healthy amount of inventory currently available, and some “recycled” listings which have been relisted after not selling at the end of last year. Comparatively, January 2024 overall had a market with less inventory than January 2025 (about 33% fewer listings). This trended similarly in the submarkets of Guelph and Centre Wellington, but had the opposite result in Guelph-Eramosa, which experienced an increase in number of sales versus new listings, compared to January last year.
Days-on-market have crept up a bit, ranging from roughly 38 to 52 days to sell in the markets we service, but are consistent with a more mild market where buyers are able to make informed decisions and conduct proper due diligence on properties, coupled with a strong likelihood of selling homes within a reasonably average timeframe.
